A spectacular 15th century Medicean villa, situated among the rolling hills of Vicchio, in the Mugello area.
It was built by the Florentine noble Bartoli family (which were closely associated with the Medici family). Originally architected for territorial defensive purposes, the property has been transformed over the centuries into an elegant yet imposing country residence, and was used primarily as a hunting lodge, due to the particular conformation of the surrounding territory.
Over the centuries the villa became the property of various illustrious Tuscan nobles, the Baldocci, the Papiani, the Spinelli and there are still some wonderful stone family stems to be seen on the facade of the villa today 
The property is located inside the surrounded wall and nestled in a wonderful, large park with century-old trees, greenery and flowers, where you can stroll peacefully.
At a lower level of the park, close to the surrounded wall, there is a delightful, private swimming pool, equipped with parasols, sunbeds and breakfast tables, perfect for sipping a good cold drink on summer days. From the pool you can enjoy a breathtaking view of the Mugello valley.
The villa also has a warning and defense military tower, and a beautiful terrace with a dining table for 32 people and a barbecue, ideal for pleasant alfresco meals.
Among the outdoor areas you will also find: a Carriage Museum and a vegetable garden (both freely accessible to the guests); a lovely consecrated chapel; a romantic well (dating back to the 16th century); an old kiln under restructuring (where the bricks were baked and used for the construction of the external wall of the villa, which is majestic and imposing).
The villa is an ideal place to host every type of events (private functions, parties, business conferences, etc.).
The property also includes highly productive agricultural land (about 27 hectars).

ACCOMODATION

The whole property consists of the main building of the villa plus an apartment and an annex.
It can accommodate up to 31 people for a total of 9 suites, 3 bedrooms and 11 bathrooms.

The main building of the villa: Spread over 3 floors, the villa is elegantly furnished with several antique pieces, and tastefully blends its historic character of private residence with modern and luxurious comforts.
The ground floor is dedicated to the living area, all furnished in a classic style with elegant sofas, splendid fireplaces, impressive columns, precious antiques. In fact, you will find: the main salon, a lunch salon, a TV salon, a breakfast salon and a billiard room. Then there are three other wide halls, 1 utility room and a spacious kitchen with a large fireplace, fully equipped with dishwasher, microwave, vintage oven, fridge and long dining table.
The first floor, accessible via an internal staircase, includes the sleeping area, consisting of 5 elegant suites with double bed, furnished in a clever mix of antique pieces along with all modern comforts. They are, in fact, all equipped with: large ensuite bathroom (some with Jacuzzi and others with shower), TV, safe and hairdryer.
An utility room and a hall make the rest of this floor.
From the first floor, through an old stone spiral staircase, you get to the area of the tower, from which you can enjoy a suggestive view of the entire Mugello valley. In this space you will find a beautiful suite with double bed, a stone fireplace, a double sofa bed and a bathroom with shower.

Apartment: From the terrace, climbing some stairs, you get to the apartment (which is therefore separated from the main building of the villa). The apartment consists of: 1 double bedroom, 1 twin bedroom (with 2 single beds), a dining room and a bathroom with shower.

Annex: Next to the main building of the villa there is an annex. On the ground floor of the annex is placed a bedroom with double bed (splittable in two single beds) and a bathroom (with shower). Both rooms are suitable for people with disabilities. On the upper floor, accessible through a staircase, you will find 3 spacious suites (each 40 sqm). Each suite is provided with 2 French double beds (140cm x 190cm) and private bathroom (with shower and Jacuzzi), ideal for families with children. 

Spa: At guests’ disposal (not included in the price) is the use of spa/wellness centre, located in the annex (with access from the inner courtyard of the villa). Inside this elegant and refined spa, you will find: a small Jacuzzi, a Swedish sauna, a steam room with sensation showers, an area designated for relaxation furnished with chaise longue, and a massage room. 

Included air conditioning and free Wi-Fi (both in the internal and external spaces of the villa). Small pets are allowed at an extra charge.

CONDITIONS AND PRICES

This property has a minimum stay of 3 nights.

Included in the price: Use of the swimming pool, use of the vegetable garden, private parking, Internet Wi-fi, hairdryer, safe box, pool towels (1 for each guest), cots (maximum 3), equipped kitchen, washing machine, dryer, iron, electricity.

Excluded from the price: Heating (4.50€/m3); air conditioning (60.00€ per day); use of the spa (500,00€/day) + electricity used in the spa; mandatory final cleaning (350.00€); small pets are allowed at an extra charge (18,00€/day).

Security Deposit: Customers are required to pay 1.500,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon damages.

This property for rent is not a hotel, agritourism, B&B or similar, and therefore by law, extra services similar to those you may find in these types of accommodations, such as a reception, concierge or security, receiving mail, provision of meals and drinks, cleaning and change of linen during your stay, and amenity kits with soaps etc. are strictly prohibited.

AREA

Villa Falco Reale 31 is situated among the rolling hills of Vicchio, in the Mugello area.
The nearest small village is Caselle (1 km – reachable also on foot), where you can find a small restaurant, while in Vicchio (another village located just 4 km away from the property) there are any kind of shops. Vicchio is also the birthplace to the great artists Giotto and Beato Angelico. 
The Mugello area is characterized by a clever mix of nature and comfort to citizens, while ensuring easy access to the A1 Milan-Naples highway, the proximity to Florence but also to historical centers including Scarperia (one of Italy’s most beautiful towns with its Palazzo dei Vicari and the parish-churches in the surrounding area dating back to periods between 1000 and 1200) and Dicomano (an old village that originally was founded and inhabited by the Etruscans, in fact there are many buildings and artifacts belonging to their time).
For sport lovers, we suggest a visit to the International Racing Circuit of Mugello (38 km) or to a well-knowm 18 hole Golf Course (10 km). The Mugello is an excellent place for those who like to venture out and walk off the beaten track. There are various well marked routes around the area
some which offer spectacular panoramic views of the valley. 
Within half an hour drive you can get to Lake Bilancino where you can practice several water sports, including canoeing, sailing and windsurfing.
For nature lovers, just 40 km away you will find the Monte Fanterona National Park for open air walks. 
Lastly, if you love shopping, we recommend to go to the Barberino Designer Outlet (30 km) where you can find the most important brands of international fashion.
